Holiday Homes

Buying a holiday home in Wānaka

Start by separating three decisions: the home you want to enjoy, the cost of owning it and any income you hope it might earn. A property can be a good fit for your holidays without being suitable for the letting plan you have in mind. Work through all three before you make an offer.

How will you actually use the home?

Think about the seasons you will visit, how many people will stay and how much equipment needs to be stored. Check heating, hot water, ventilation, laundry facilities and secure storage, as well as bedrooms and parking. If friends or family will use the property, consider whether its layout allows everyone enough space.

Plan for the periods you are absent. Who will check the home, handle maintenance, look after the grounds and respond to a water leak or alarm? Include those arrangements in the ownership budget rather than treating them as details to organise later.

Check visitor-accommodation permissions before relying on income

Queenstown Lakes District Council distinguishes residential visitor accommodation, homestays and visitor accommodation. The rules depend on the use and the property’s District Plan zone. Establish which category your proposal falls into, what standards apply and whether registration or resource consent is required.

QLDC’s short-term visitor-accommodation guidance sets out the steps. Registration and resource consent are separate questions. Ask a planner to review the exact address and proposed operating pattern; do not assume an existing online listing proves that every necessary permission is in place.

Have your lawyer review the title, covenants, body corporate rules and any other restrictions. If the property is marketed with an existing accommodation consent or business arrangement, obtain the documents and establish what can continue after the sale. Clarify any bookings, management agreements or obligations that could affect your intended use.

Allow for the full cost of ownership

  • Rates: ask QLDC how your intended visitor-accommodation use would affect the rating category and charges. The council explains that short-term letting can affect rates; a seller’s current bill may not reflect your proposed use.
  • Insurance: disclose how the property will be occupied, let and left vacant. Get advice on suitable cover and any conditions before committing to buy.
  • Operating costs: allow for cleaning, linen, utilities, booking or management fees, repairs and replacement of furniture or equipment where relevant.
  • Finance and tax: explain the intended use to your lender and accountant. Obtain advice specific to your ownership structure and plans.
  • Downtime: test the budget with periods of no income, maintenance work and your own visits. Gross booking revenue is different from money left after costs.

Check the physical property too

The holiday-home appeal does not replace the normal buying checks. Review the LIM, title, building records, condition and relevant hazard information with your advisers. For additional accommodation, match the spaces and advertised use to the available approvals. Investigate access, shared facilities and maintenance responsibilities where the property is part of a complex.

Our Wānaka buying guide explains the core checks. If you may move here permanently later, use the moving guide to test everyday routines as well as holiday convenience.

What should be included in the sale?

Decide which furniture, appliances and other chattels you want included, and have the agreed items recorded clearly in the sale agreement. Check their condition and any exclusions. If bookings or an operating business are part of the proposal, take separate legal and accounting advice on those arrangements rather than assuming they transfer with the house.
