Buying your first home in Wānaka

Make your first purchase manageable by working through the decisions in order: what you can comfortably afford, which homes meet your needs and what must be checked before you commit. You do not need to understand every part of the process on day one, but you do need the right people involved before signing an agreement.

Build a budget for ownership, not just the purchase

Discuss your circumstances with a lender or mortgage adviser and establish a realistic borrowing range. Then allow for legal advice, property checks, moving, insurance, rates, maintenance and any body corporate or shared-property costs. Keep room for work the house may need and for changes in household spending.

Decide which features you can change later and which you cannot. A smaller home with a workable layout, good storage and suitable access may serve you better than a larger property needing immediate repairs. Compare Wānaka homes on their condition and full ownership costs, not only the advertised price.

Check whether KiwiSaver can help

Inland Revenue says you must have been in KiwiSaver for at least three years to make a first-home withdrawal, and must leave $1,000 in the account. Other eligibility and withdrawal rules apply, including restrictions on transferred Australian superannuation funds.

Start with your provider to establish whether you qualify, how much is available and what documents and processing time it needs. Coordinate this with your lawyer and the proposed purchase dates. Do not treat the account balance as money that is automatically available for an auction-day deposit. Read Inland Revenue’s first-home withdrawal guidance.

Understand the First Home Loan option

Kāinga Ora’s First Home Loan can reduce the required deposit to 5% for eligible applicants. The loan is issued by participating lenders and underwritten by Kāinga Ora. It is a loan, rather than a cash grant, and eligibility does not remove the lender’s assessment of your circumstances and the property.

Ask a participating lender whether it suits your situation and what other costs or requirements apply. Check the current First Home Loan criteria and lender list before relying on this option. The amount you can borrow and the deposit arrangements for an individual purchase still need to be agreed.

Make viewings useful

Take the same checklist to each home. Note heating, insulation, glazing, ventilation, storage, parking and any maintenance you can see. Think about winter sun and the spaces you will use every day. Ask for the floor plan and available property documents so you can compare the home later without relying on memory.

If you are considering a townhouse, apartment or shared-access property, find out how ownership is structured. Ask your lawyer about the title, body corporate or shared obligations, levies, maintenance plans, rules and insurance arrangements where relevant. Those commitments belong in the budget.

Put the right advice around your offer

The listing salesperson works for the seller. They can explain the advertised sale process and provide the available information, while your lawyer, lender and independent inspector advise you on your own position.

Have your lawyer review the agreement and discuss any conditions you need before you sign. Arrange the property investigations that fit the sale method. Auctions require preparation before bidding; they are different from making an offer with conditions. Our buying guide covers the main checks and our auction guide explains the preparation for bidding.

Know what happens after an offer is accepted

Keep a clear record of the agreed dates, conditions and who is handling each task. Ask your lawyer when the deposit is due, how any KiwiSaver withdrawal fits the agreement and what needs to happen before settlement. Organise insurance, moving arrangements and access around the contract you actually sign.
