Selling Guide

Selling your Wānaka property with a clear plan

The best starting point is a conversation about your property and what you want the move to achieve. You may be selling a family home, releasing a holiday property, downsizing or moving on from a section or lifestyle holding. The preparation, audience and timing should follow those circumstances.

Start with the evidence for your home

Request a property appraisal and ask us to explain the recent sales used to support it. Compare properties by location, age, floor plan, condition, land, outlook and access. A new-build townhouse and an established home on a larger site can attract different buyers, even when they share a postcode.

Ask how the properties currently for sale affect your positioning. A high appraisal is useful only when the reasoning stands up. The discussion should leave you clearer about the likely buyer, the competing stock and the choices available to you.

Prepare what buyers will need to understand

Bring together your title information, plans, consent documentation and details of improvements. Tell the salesperson about known issues early, including alterations, boundaries, access arrangements or past damage. Your lawyer can advise on the sale documents and disclosure obligations. Sorting questions before the campaign gives buyers more time to investigate them.

For a Wānaka home, consider the features that make daily living comfortable: winter sun, heating, glazing, storage, sheltered outdoor spaces and practical parking. Give us accurate information about these features so they can be explained clearly. If extra accommodation is part of the appeal, establish what it is approved for before marketing a particular use or income opportunity.

Spend preparation money where it helps

Separate essential maintenance from cosmetic improvements. Repair obvious defects, clear clutter, clean windows and make entrances easy to use. Ask for advice before starting a large renovation purely to sell. The right priorities depend on the property, available time and buyers’ alternatives; no improvement comes with an automatic return.

Plan photography around the home’s strongest features and the light. Include the rooms and practical spaces buyers need to understand, rather than relying entirely on a view. If the home is occupied or used for holidays, agree how private viewings, open homes, keys and personal belongings will be managed.

Choose the sale method for the property

Ray White Wanaka’s established auction service gives sellers an option to bring interested buyers together at a defined point in the campaign. It is one method to discuss, alongside other available approaches. Ask why the recommended method suits your property, how pricing will be handled and what happens if it has not sold by the planned date.

You can watch our auctions live to see the format. Your own campaign should still have an agreed plan for buyer follow-up, reporting, offers and the next step after auction day.

Understand the agreement and costs

Before signing an agency agreement, make sure you understand its term, cancellation provisions, commission calculation, marketing costs and what is included. Have your lawyer explain anything you are unsure about, particularly if you have an existing agency agreement. Settled explains the agency relationship and the information sellers should receive.

Keep the campaign conversation practical

Agree who your point of contact will be and how often you will receive updates. Useful reporting connects enquiries and viewings with what buyers are actually saying about the property, price and documents. Ask what the feedback means, what action is recommended and when you will review the campaign together.

When an offer arrives, compare the full terms with your lawyer, including conditions, settlement and any chattels. The headline price is only part of the decision. Plan access for inspections, your move and the handover so those details support the agreement you make.

Explore the decisions behind your campaign

Start with the sale-preparation checklist, then read our sale methods guide to compare the trade-offs, and property marketing guide for questions about presentation, spending and reporting. If your move involves a smaller home, the downsizing guide helps you bring the sale, purchase and moving plan together. Eligible cardholders can also check the SuperGold offer before an agency agreement is signed.
