Wanaka Market Update – February 2026

By Tessa Henderson

February proved to be a bumper month for residential house sales, with 49 in total—a significant 37% lift in volume compared with February last year. The median price for these house sales remained consistent with January, sitting at $1,725,000 (10% up on February last year), showing a strong start to 2026 in terms of both pricing and turnover.

The last time we witnessed more than 49 residential house sales in a single month was in February 2021, and that was right in the heat of a booming market.

There were 17 section sales, including the exceptional result at Mount Gold Place, achieved by our office at over $3 million. In addition, one apartment sale and two lifestyle property rounded out the sales for the month.

The overseas investment reforms have now taken effect, and enquiry is strong for both existing residential housing stock above $5 million, as well as premium land, where foreign buyers have the ability to purchase and build immediately based on an overall project cost exceeding $5 million. This will be very interesting to track as 2026 progresses.
