The sale method should help the right buyers make a decision while giving you a process you understand. Ask for the recommendation to be explained in relation to your property, likely buyer audience, timing and the evidence behind the appraisal. No method guarantees a price or a sale.

An auction brings prepared buyers together at a stated time. You set a confidential reserve with your agent and auctioneer. Bidders need to complete their investigations and arrange finance beforehand because an auction purchase is normally unconditional on the agreed terms.
Discuss the campaign lead time, how buyers will receive documents, whether you will consider pre-auction offers and the process if the property is passed in. Buyers seeking finance, a building report or another condition may need time and clarity to decide whether they can participate. Those requirements should inform the campaign planning.
Ray White Wanaka has an established auction service and a live auction page. Watching the format is useful, but your salesperson should still explain the arrangements for your own property. Our buyer auction guide helps prospective bidders understand their preparation.
A stated asking price gives buyers an immediate indication of your expectations and can help them decide whether to investigate further. Its usefulness depends on the price being supported by the property and current market evidence.
Ask how the price compares with completed sales and competing listings, what feedback would prompt a review and how offers will be handled. An advertised price does not replace negotiation or establish what a buyer will ultimately agree to pay.
A negotiation approach allows buyers to put forward an offer based on their assessment of value. It can be useful where direct comparisons are less straightforward, but buyers still need enough information to decide whether the property is within reach.
Agree how your salesperson will discuss expectations, respond to price questions and report meaningful feedback. Plan when you will review the approach if enquiries or viewings do not turn into offers.
A deadline campaign markets the property with an advertised end date. Ask whether offers may be considered before that date, how this will be stated in the advertising and how interested buyers will be kept informed.
Unlike an auction, buyers can make conditional or unconditional written offers under the applicable process. Your decision can take account of the whole agreement, including conditions and settlement. A higher offer with unresolved conditions may present a different choice from a lower offer with greater certainty.
Tender uses a specified written-offer process. The tender documents set the rules, including closing, consideration of early offers and the time available for decisions. Ask your lawyer and agent to explain the process and the agreements before selecting it.
Do not assume that a tender and deadline sale operate identically. The method and documentation should be clear to you and the buyers considering your property.
Settled explains the main New Zealand sale methods. Read the proposed agency agreement with your lawyer so the method, costs and obligations fit the plan you are agreeing to.
